Furnished (move-in ready): Urban Birdhouse, Hunsucker's Place, Whole Hunsuckers, Library of Ivy & Ellie, My Sister's House, Gramma Dottie's, Mawmaw Uschi's, and Your Mom's Place. All include linens, kitchen essentials, Wi-Fi, and all utilities. Stays of 89 days or less are booked through Airbnb; stays of 90 days or more require a standard lease, background check, 650+ credit score, and no prior evictions.

Unfurnished (12-month lease): College Hill Brownstone, Idlewood House, and King Edward. These include washer/dryer, stainless appliances, water, pest control, and landscaping. Tenants set up electricity, gas, and Wi-Fi in their own name by move-in day.

All furnished rentals include Wi-Fi, linens, and all utilities. Whole-home rentals have full kitchens. The private rooms (Gramma Dottie's, Mawmaw Uschi's, Your Mom's Place) have a dorm-size refrigerator and microwave per room but no kitchen access — see floor plan photos in each listing. The Urban Birdhouse has a kitchenette with a microwave/convection oven, hot plate, and refrigerator. All properties are pet-friendly.

Most of our properties — on W. Wendover Ave., Grayland St., and Walker Ave. — are right in the heart of midtown Greensboro, steps from downtown's nightlife, eclectic dining, and cultural hotspots, and within 5 minutes of Moses Cone Hospital and UNCG. A heads-up: Wendover is a busy four-lane road, and ambulances, fire trucks, and police sirens do pass at all hours given the hospital proximity. King Edward is a short drive further north but still close to everything.

Our furnished midtown rentals are under 5 minutes from Moses Cone Hospital and other Cone Health facilities, and are fully move-in ready with all utilities, Wi-Fi, linens, and kitchen essentials included. Please note: We do not hold dates without payment and cannot accommodate requests to intuitively reserve dates around contract changes. Traveling professionals should update their own reservation by booking available dates as needed.

Absolutely. We accommodate mid-term stays of 30 days or longer for corporate relocations, contract workers, and professionals in transitional housing. All furnished properties include utilities and Wi-Fi — there's nothing to set up on arrival. For stays of 90 days or more, a standard lease, background check, and 650+ credit score are required. An ADU (Accessory Dwelling Unit) is a self-contained living space on the same property as a main house. Our Urban Birdhouse Tiny Home ADU is a veteran-crafted, eco-friendly tiny house tucked behind Hunsucker's Place on W. Wendover Ave. It features a loft bedroom (ladder access), kitchenette, and space for up to 2 guests — a charming option for solo travelers or couples. Yes! We embrace green living throughout our properties: no- and low-fragrance cleaners, cotton and natural fiber bedding, regular air filter replacements, and sustainable materials. We do not use plug-in or spray air fresheners — we fix the actual source of any odor issues (moisture, ventilation) rather than masking them. Our cleaning partner, Simply Organized and Clean, maintains our homes using eco-friendly products.

Yes — our midtown properties are well-served by local bus routes. Plan your trips using the Greensboro Transit Authority (GTA). Many guests also find the location walkable to restaurants, coffee, and downtown Greensboro cultural attractions.

This is one of the most common reasons locals turn to our furnished rentals. Booking, Utilities & Policies

Short-term & mid-term furnished: Book via Airbnb, VRBO, Hopper, or Booking.com (select properties), or go direct on our rentals page using the Direct Booking button near each calendar. Direct bookings are powered by Hostaway and processed securely through Stripe. All platforms except Airbnb use Stripe for payment.

12-month unfurnished: Apply through Zillow or RentRedi. Once approved, all rent payments are made through RentRedi.

We do not hold or block dates for unpaid reservations. Payment must be completed within 24 hours of booking to hold your dates.

Furnished short-term: 2-night minimum, 30-day maximum. Check real-time availability on each property's listing page.

Furnished mid-term (30+ days): Available through Airbnb, VRBO, Hopper, Booking.com, or direct booking. A mid-stay cleaning is required — see fees below.

Furnished 90+ days: Requires a standard lease, clean background check, clean eviction history, and 650+ credit score.

Unfurnished 12-month: Traditional lease. Requirements: clean background check, clean eviction history, and 650+ credit score.

Book mid-stay cleanings directly with Simply Organized and Clean (payment via Venmo). Multiple pets or heavy shedders? A mid-stay cleaning is especially recommended.

Furnished rentals: Everything is included — water, trash, gas, electricity, and Wi-Fi. There's nothing to set up on arrival.

Unfurnished 12-month rentals: We cover water, trash, and landscaping. Tenants set up electricity, gas, and Wi-Fi in their own name no later than their scheduled move-in date.

For tenants at Idlewood House (907 W Wendover Ave): use green carts for weekly trash pickup every Monday morning, brown carts for recycling every other week (following the red or blue calendar), and gray carts for weekly yard waste. All carts must be at the curb by 7 AM. Note: no glass, styrofoam, or plastic bags in the recycling bin. Dynamic pricing means our nightly rates automatically adjust based on supply, demand, local events, and comparable properties nearby — similar to how hotels price rooms. We use Hostaway's dynamic pricing tool. Revenue helps us pay down renovation debt and continuously reinvest in our properties, which benefits every guest. Typical nightly rates run $100–$500 for whole houses and $50–$300 for private rooms, plus cleaning fees, platform fees, and taxes. For an exact quote, dates and guest names must be entered in the booking system.

We're happy to help! Please submit an inquiry on the rental page for the desired property with as much detail as possible — number of guests, pets, and approximate dates. Exact quotes require dates and guest names to be entered in the booking system, as our dynamic pricing makes it impossible to lock in a rate without that information. We want to make sure you get the most accurate price possible.

Truvi.com is our guest screening and short-term rental damage insurance platform — similar to AirCover on Airbnb. For all direct bookings (not made through Airbnb or VRBO), guests must complete a Truvi screening, which includes a light-touch background check and short-term rental insurance for approximately $50. This is required for every direct booking, even returning guests — it ensures the person who booked is the person who shows up, and protects both host and guest. Bookings through Airbnb and VRBO have their own built-in screening processes.

Cancellation policies vary by booking platform. Please review the policy directly on Airbnb, VRBO, Booking.com, or Hopper before booking. For direct bookings, terms are outlined in the e-lease agreement you'll sign as part of the booking process.

For furnished rentals, deposit details are shared at time of booking. Payment must be completed within 24 hours — dates are not held for unpaid bookings. Direct bookings require Truvi guest screening and insurance (~$50) plus e-signature of a lease agreement. For 12-month traditional rentals, a standard security deposit applies per lease terms.

Check-in and check-out details are delivered via your booking platform or by email for direct bookings. You'll receive a keyless entry code along with any outstanding action items — payment confirmation, Truvi screening, and e-lease signing through a guest portal link. Near the end of your stay, we'll send check-out instructions. We're always reachable if questions come up during your stay.

We limit in-person showings to our unoccupied 12-month rentals — the College Hill Brownstone, King Edward, and Idlewood House — when they are between tenants. For furnished short-term rentals, we ask guests to rely on our detailed descriptions, fresh photography, and extensive reviews on our Airbnb profile, rather than scheduling a visit that would interrupt a current guest's stay.

Unfortunately, none of our current properties are ADA accessible. Gramma Dottie's, Mawmaw Uschi's, and Your Mom's Place require a full flight of stairs. Hunsucker's Place and Idlewood House have one bedroom up a walk-up staircase. The Urban Birdhouse requires a ladder to reach the loft. My Sister's House, Library of Ivy & Ellie, Hunsucker's Place, and Idlewood House all have two or more steps at their entrances. We're working toward a more accessible future and appreciate your patience.

Pets & Parking

Yes — all of our managed properties are pet-friendly! Here's what we ask of pet parents:

Pet fees: $50 for whole-home rentals (Urban Birdhouse, Hunsucker's Place, Library of Ivy & Ellie, My Sister's House); $25 for private rooms (Gramma Dottie's, Mawmaw Uschi's).

Waste: Please scoop pet waste daily and dispose in outdoor green trash cans or dumpsters. Steer pets to non-grass, mulched, or pine-straw areas to protect the lawn. Abandoned waste after check-out is removed by Doody Calls and billed back at $75.

Damage & cleaning: You're responsible for any mess or damage (waste, litter, fur, scratched furniture, etc.). An $80/hour excess cleaning fee applies plus repair costs as needed. Multiple pets or heavy shedders? We recommend scheduling a mid-stay cleaning with Simply Organized and Clean.
