Hunsucker's Place is named for Eric, and the three bedrooms inside honor each of his sons. My Sister's House is a tribute to Joy's sister Wendy and Eric's sister Sonya. Your Mom's Place holds two upstairs rooms named for both of their mothers. The Urban Birdhouse was built by veterans and stands in quiet tribute to both of their fathers, who each served in the United States Army.

Booking Policies

All short-term bookings are governed by Airbnb's Terms of Service and the policies stated in each individual Airbnb listing. The information on this page is provided for reference and is kept as consistent as possible with our Airbnb listings. In the event of any conflict between this page and an Airbnb listing, the Airbnb listing is the governing document. All disputes and damage claims are handled through Airbnb's Resolution Center.

  • Check-in and checkout: Check-in is between 4:00 PM and 10:00 PM. Checkout is before 10:00 AM. Early check-in (up to 2 hours before 4:00 PM) and late checkout (up to 2 hours after 10:00 AM) are available when the calendar permits, at a fee of $50 each. We charge for this because our cleaning team must expedite their process when given less time between guests, and that cost is passed through directly. Early check-in and late checkout must be requested and confirmed in advance through Airbnb messaging — they are never guaranteed.
  • Pets: All four short-term homes and the Urban Birdhouse welcome pets with prior approval. Your Mom's Place and the Urban Birdhouse have a maximum of 1 pet. All other short-term properties allow up to 2 pets. All pets must be listed at the time of booking — no exceptions. The standard pet fee is $25 per night for short-term stays. The Urban Birdhouse charges $100 per 30-day stay. Any additional cleaning or poop pickup beyond normal is billed at $80 per hour plus a 25% project management fee. The $80 per hour goes directly to our vendors; the 25% covers Joy's time managing the work to completion. Guests traveling with cats must disclose in writing their method for containing cat litter, preventing claw damage to furnishings, and preventing spraying before the booking is confirmed. Undisclosed cats or cats that cause damage will result in additional charges.

    Traveling with an ESA or service animal? Please read our ESA and Service Animal policy and Fair Housing information before booking. Having an approved ESA exempts guests from the non-refundable pet fee. It does not exempt guests from additional cleaning charges or damage fees. If an ESA causes excessive cleaning needs, fur, filth, or damage beyond normal wear and tear, guests are responsible for those costs. We apply these policies consistently and in compliance with fair housing law.

    All damage — whether caused by pets or people — is handled through Airbnb's Resolution Center. When our cleaners report damage, we contact the guest first to let them know what was found. We often need to wait until a repair or replacement is completed before we know the exact cost. Once the total is determined, we submit a request through Airbnb. We do not file surprise charges. Guests are always notified and given the opportunity to respond through Airbnb before any resolution request is finalized.
  • Linen and towel damage: We provide high-thread-count 100% cotton linens washed with unscented detergent. If linens or towels are permanently stained or damaged beyond normal use, the following fees apply: $25 per bath towel · $100 per sheet set · quilts and duvet covers billed based on item. When our cleaners report damaged linens, we contact the guest first to let them know what was found and what the cost will be. We then file a request through Airbnb's Resolution Center once the amount is confirmed. We do not submit charges without notifying the guest first.
  • Plumbing: Please flush only toilet paper and natural waste. Do not flush wipes of any kind (including those labeled "flushable"), feminine hygiene products, or any other materials. Plumbing repairs caused by guest misuse are billed between $100 and $500.
  • Your Mom's Place ID requirement: All guests booking Your Mom's Place must provide a government-issued photo ID before check-in. The name on the booking must match the name on the ID. This is non-negotiable and is for the safety of our home.
  • Date holds and extensions: We do not hold or block dates without a confirmed, paid booking. Our calendar is available to all guests equally on a first-come, first-served basis. If you want to extend your stay, book the additional dates before someone else does.
  • EV charging: Level 1 (120V standard outlet) EV charging is available at select properties. We do not have Level 2 fast chargers. Confirm availability for your specific property before booking.
  • All bookings through Airbnb only: We do not accept off-platform bookings, cash payments, or direct reservations. Minimum stay 2 nights, maximum 89 nights.
  • Damage and AirCover: All damage — whether caused by pets or people — is handled through Airbnb's Resolution Center. Our process is to contact the guest first when damage is reported by our cleaning team, describe what was found, and let them know we are determining the cost. We often need to wait until a repair is completed or a replacement item is priced before we know the exact total. Once the amount is confirmed, we file a resolution request through Airbnb. Guests are never surprised by a charge without prior communication. All Airbnb bookings include AirCover for guests, which provides rebooking assistance, a 24-hour safety line, and guest refund protection. Why does a furnished short-term rental cost so much more than a 12-month lease?

A short-term furnished rental includes furniture, linens, a fully stocked kitchen, utilities, WiFi, and professional cleaning between every single stay. A 12-month unfurnished lease includes none of that. When you add it all up, the nightly rate on a furnished rental is often a lot more comparable than it first looks. I am a travel nurse. Can you hold dates for me in case my contract extends?

We love hosting travel nurses and appreciate what you do. Our calendar works the same way for everyone, first come, first served. We don't hold dates without a paid booking, and we won't be following up to ask about extensions. If you want to extend, grab the dates on Airbnb before someone else does.

Are your Greensboro Airbnb rentals pet friendly?

Which rentals are closest to UNCG and Cone Health?

All four short-term rentals are in the MidTown corridor within a short drive or bike ride of both UNCG and Cone Health. Library of Ivy and Ellie and Your Mom's Place are the most walkable to UNCG. Please note that Wendover Ave is a busy four-lane road and ambulances pass at all hours given the hospital proximity.

Beyond that, our pricing is set by dynamic pricing software and reflects the market for a fully furnished, maintained, Superhost home with utilities included. We don't negotiate rates outside of what Airbnb already shows.

How do I apply for a long-term lease rental?

Applications are accepted via Zillow Rental Manager or RentRedi. Each property listing above includes a direct application link. A minimum credit score of 650, a clean background check, and renters insurance prior to move-in are required.

A Little Bit About Us

Joy is a licensed NC Realtor (#307423) who lives on W Wendover Ave, same street as most of the rentals. Before real estate, she was a Special Education teacher in Guilford County. That work never really stopped. She and Eric run Watsucker Urban Farm right here in the neighborhood, where high school students in Guilford County's Occupational Course of Study program come to do real work, landscaping, furniture assembly, baking, property upkeep. Not simulations. Real jobs, real neighbors, real expectations.

This is a small, local, non-corporate operation and that's completely on purpose. Joy loves Greensboro, loves hosting, and genuinely cares about the people who walk through these doors.
