Hey there, welcome to the Urban Birdhouse! We’re so glad you’ve arrived at our cozy little tiny house ADU!

🌍 Getting There

905 W Wendover Ave, Greensboro NC 27408 (Google maps)
Missed the driveway? No problem—make a right on Hill, right on Bessemer, right on Grayland, and circle back to Wendover.

🚗 Parking

Pull in behind the main house, right next to the tiny house—just please keep the driveway clear.
Pro tip: Exiting is easiest when the light’s red.

🔑 Getting In

Enter code 1125 on the deadbolt keypad. Note: If you lock the doorknob, you’ll need a key to get back in—so stick to using the deadbolt for keyless re entry.

🛏️ Settling In: Fresh sheets, towels, and kitchen linens are folded and ready for you. The bed’s in the sleeping loft—heads-up, the cozy headspace means you’ll need to lie on it to make it just right!

Check Out Instructions

Remove all trash to cans outside. Remove all personal items. Leave home in respectful condition. Cleaning in excess of 5 hours will be billed back to you at $80/hour to cover time of our cleaning team. Removal of personal items is $100/truckload.

House Rules

House Rules for Urban Birdhouse Tiny Home

Welcome! 🌟 Please review and follow these house rules during your stay to ensure a smooth and enjoyable experience:

🐾 Pets

Pick up after pets and dispose of waste in the green trash can.

For cats, please take care to prevent spraying, clawing furniture, and litter scatter. All pet waste must be disposed of outside.

Pet-related cleaning beyond normal use is billed at $80/hour. This includes fur, waste, claw damage, or odors.

A pet fee covers one low-shed, small-to-medium pet. For multiple or high-shed pets, please consider mid-stay cleaning at $80/hour with 24 hours’ notice.

🚽 DO NOT FLUSH 🚫

To avoid plumbing issues, do not flush the following items:

  • 🚺 Sanitary products

  • 🧻 Paper towels

  • 🧴 Wipes (even “flushable” wipes)

  • 👶 Diapers

  • 🪥 Q-tips or cotton balls

Only flush natural waste and toilet paper. Improper flushing may result in repair fees of $100–$500, billed to you.

🗑️ Trash & Recycling

Green can: Trash city of Greensboro pick up is every Monday.

Brown can: Recycling (no plastic bags please); city of Greensboro pickup is every other Monday.

Gray can: Yard waste only pick up via schedule.

🗓️ Trash pickup is every Monday, with recycling every other Monday. The cans are located behind the house. While Joy and Eric typically roll the cans out, help with this is always appreciated. 🌻

🗑️ Trash & Recycling:
🟤 Brown can: Recycling (no plastic bags or glass, please).
🟢 Green can: Trash.
Gray can: Compost (plant scraps like peels, plus our yard leaves).

🌱 Herb & Vegetable Garden

Feel free to pick herbs and vegetables when in season. Please only take what you need and leave the rest for others to enjoy. 🍅🌿

🔥 Shared Grill

The tiny house’s deck has a Weber gas grill shared by three homes. If the propane tank is empty, let us know.

🛏️ Damages to Linens & Towels

Replacement fees for damaged items are as follows:

  • 🛁 Towels: $20 each

  • 🛏️ Sheet sets: $100 per set

  • 🛌 Pillowcases: $25 each

  • 🛋️ Quilts/Blankets: $20–$500 depending on the item

🧹 Cleaning & Personal Items

Cleaning is billed at $80/hour. Exceeding 5 hours of check-out cleaning will result in additional charges. Personal items left behind will be removed at a fee of $100 per truckload.

🐕 Damages & Misuse

Charges may apply for the following:

  • Pet-related damage, including stains, scratches, or odors.

  • Excessive cleaning needs, such as dried spills.

  • Broken housewares, such as dishes or glasses.

  • Misuse of fixtures or amenities, including appliances or plumbing.

🛋️ Furniture & Decor

Do not rearrange furniture, lamps, or rugs. Avoid hanging or attaching anything to the walls.

📬 Mail

Any mail sent to this address after your check-out date will be returned to sender.

Neighborly Notes

The neighbor at the corner of Hill and Wendover is Robert. He’s kind and has a creative flair for yard art. 🎨 Feel free to admire it!

Enter this home from Wendover Ave and follow the concrete driveway to the back of the home onto the gravel space beside the tiny home. There is enough parking space for two vehicles max at this home. Larger trucks may park on Grayland and walk across the front yards.

We’re thrilled you’ve chosen our cozy tiny house ADU for your stay. Below is everything you need to know to settle in comfortably. Safe travels, and thank you for booking with us!

Before You Arrive

  • Guests & Pets: Please let us know if you’re traveling with additional guests or pets, and if anything in our listing details has left you with questions or concerns. If you’re bringing extra guests or pets, kindly update your reservation so we can provide the right number of towels and stay compliant with our policies.

  • ETA: Please share your approximate arrival time so we can be on the lookout for any last-minute communication from you.

General Information

  • Heat & AC: Controls are on the wall just inside the door on the right. Note: The heater has small integrated buttons on the side. Please leave the heat or AC on when you check out—the space heats up or cools down quickly!

  • Loft Access: Remove your shoes before climbing the ladder to the sleeping loft.

  • Bedding: Clean sheets are folded and left for you. Making the bed in the tiny house loft requires lying on it to get it just right!

  • Trash & Recycling: Cans are located by the power pole:

    • Brown: Recycling (no plastic bags or glass).

    • Green: Trash.

    • Gray: Compost (plant scraps like peels, plus yard leaves).

Traveling with Pets

We’re happy to welcome your furry friends! Here’s what you need to know:

  • Pet Policies:

    • The pet fee covers extra cleaning for one low-shed, small-to-medium pet. For multiple pets or high-shedders, we recommend cleaning during your stay or scheduling a mid-stay cleaning based on your length of stay.

    • Pet waste must be picked up and disposed of in designated outdoor cans or dumpsters.

    • Cat owners: Please share your strategies for preventing spraying, clawing furniture, and managing litter scatter.

  • Fees for Pet-Related Issues: Pet parents who leave behind waste, cat litter, fur, or damaged furnishings will incur an excess cleaning fee of $80/hour, plus potential repair/replacement costs. Pet urine can harm grass—please guide your pets to non-grass areas.
