I am Joy Watson, a licensed NC Real Estate agent (License #307423, Firm #C37131), former special education teacher, and passionate urban farmer. Our W. Wendover Ave. properties also serve as the home base for Watsucker Urban Farm, a hands-on apprenticeship program designed specifically for students enrolled in North Carolina's Occupational Course of Study (OCS). OCS students earn hours toward their high school diploma through real-world domestic arts, small business, and property management experiences. As a guest, you may encounter students learning experientially alongside Joy on-site.

We offer residential real estate sales (buying and selling), short-term furnished vacation rentals, mid-term furnished rentals for traveling professionals and relocating families, and traditional 12-month unfurnished leases. Furnished rentals include utilities, Wi-Fi, linens, cookware, and everything guests need for a comfortable stay. Watsucker Urban Farm and the OCS Apprenticeship
What is the Occupational Course of Study (OCS) Apprenticeship at Watsucker Urban Farm?
The Watsucker Urban Farm hosts job and life skills apprenticeships for students enrolled in North Carolina's Occupational Course of Study (OCS), a modified high school diploma track for students with disabilities. Joy's background as a certified special education teacher informs every aspect of the program.
Students gain real-world experience in domestic arts, urban agriculture, property maintenance, small business operations, and hospitality. Our W. Wendover Ave. properties serve as a live learning laboratory where students earn OCS credit hours in a supported, community-embedded environment.

Will I encounter OCS students during my rental stay?
Occasionally, yes. Students work with Joy on-site at 909 W. Wendover and across nearby properties during scheduled apprenticeship hours. They are supervised, supported, and learning genuine skills. If you book at Your Mom's Place or other Wendover properties, you may see students in the shared outdoor areas or helping with property tasks. This is an intentional part of what makes a stay with us meaningful.

What rental properties are available at Joy Watson Real Estate?
We manage a mix of short-term, mid-term, and traditional rentals in Greensboro, NC. Current properties include:
Short-term rentals (Airbnb only)
- Library Walkable Greensboro Cottage UNCG & Cone (903 W Wendover Ave): The Library of Ivy and Ellie. Eco-friendly cottage, 2 bed, 1 bath, sleeps 4.
- The Musician's Cottage Near UNCG at Hunsucker's (905 W Wendover Ave): Hunsucker's Place. Revitalized eco-friendly cottage, 3 bed, 1 bath, sleeps 6.
- Charming Cottage Private Backyard Pet Friendly (1007 Grayland St): My Sister's House. Eco-friendly haven, 2 bed, 1 bath, sleeps 4.
- Peaceful Downtown 2-Bedroom Suite (909 W Wendover Ave): Your Mom's Place. Two private rooms with shared Jack-and-Jill bath, sleeps up to 4.
Mid-term rental (30 days or more)
- Urban Birdhouse Tiny Home ADU (905 W Wendover Ave): Veteran-crafted eco-friendly ADU, 1 bed, 1 bath, sleeps 2. Mid-term only, minimum 30 days.
Traditional 12-month rentals
- Downtown Greensboro College Hill Condo (Wafco Mills) (622 Walker Ave): 2 bed, 1.5 bath. Available June 2027, $1,700/month.
- Idlewood House (907 W Wendover Ave): 3 bed, 2 bath, $2,000/month.
- King Edward (4201 King Edward Court): 4 bed, 2.5 bath, $2,300/month.

Which properties are furnished?
Fully furnished short-term (linens, cookware, Wi-Fi, and utilities included): Library Walkable Greensboro Cottage, Musician's Cottage at Hunsucker's, Charming Cottage at My Sister's House, and Peaceful Downtown Suite at Your Mom's Place. All four book exclusively through Airbnb.
Fully furnished mid-term (30 days or more): Urban Birdhouse Tiny Home ADU. Reach out to discuss availability and terms.
Unfurnished 12-month (washer, dryer, dishwasher, range, refrigerator, water, landscaping, and pest control included): Downtown Greensboro College Hill Condo (available June 2027, $1,700/month), Idlewood House, and King Edward.
What are the minimum and maximum rental durations?
Short-term furnished rentals (Airbnb only): 2-night minimum, 30-day maximum. Stays approaching 30 days may require a mid-stay cleaning. For stays of 30 days or more, please inquire about our dedicated mid-term rental options rather than extending a short-term booking.
Mid-term furnished rentals: 30 days or more. Urban Birdhouse ADU and the Downtown Greensboro College Hill Condo are available for mid-term stays. Reach out to discuss availability and terms.
Traditional unfurnished rentals: 12-month lease.
Are your rentals eco-friendly?
Yes. We use low-fragrance and non-toxic cleaning products, swap air filters regularly, source sustainable materials for renovations, and encourage recycling and composting at all properties. Our housekeeping partner Simply Organized and Clean (Ashton Stull) uses the same eco-conscious standards throughout.
Synthetic fragrances in cleaning products can trigger migraines and other chemical sensitivities. We wrote about this directly in our post I Smell a Migraine. Ivy Ham's work at Ivy Herbal also covers the risks of VOCs and synthetic fragrance ingredients that many hosts unknowingly bring into guest spaces. We take this seriously because our guests include travel nurses, people with chemical sensitivities, and guests who need a truly clean environment.
Are pets allowed?
All four short-term Airbnb rentals are pet friendly, with a maximum of two well-behaved pets per booking. The pet fee is $25 per night, applied through Airbnb at the time of booking.
Pet waste must be scooped immediately and disposed of in outdoor trash cans. An $80/hour excess cleaning fee applies for waste, litter, fur, food, or damage beyond normal wear. Abandoned waste after checkout is removed by Doody Calls and billed back at $75. Steer pets toward mulched or pine straw areas rather than grass. Multiple pets or heavy shedders should add a mid-stay cleaning through Simply Organized and Clean.

Do rentals include utilities and Wi-Fi?
Furnished short-term and mid-term rentals: Water, trash, gas, electricity, and Wi-Fi are all included.
Traditional 12-month unfurnished rentals (Downtown College Hill Condo, Idlewood House, King Edward): Water, trash, landscaping, and pest control are included. Tenants are responsible for electricity, gas, and Wi-Fi in their own name, set up no later than the scheduled move-in date. Renters insurance is also required.
How close are your rentals to downtown Greensboro?
Properties at 903, 905, 907, and 909 W. Wendover Ave. and 1007 Grayland St. are within minutes of downtown Greensboro's restaurants, live music venues, cultural institutions, Moses Cone Hospital, and UNCG. Wendover is a four-lane road and an active emergency corridor, so expect ambulances, fire trucks, and police sirens at all hours. 622 Walker Ave. at Wafco Mills opens directly onto the Downtown Greenway. King Edward at 4201 King Edward Court is a short drive north, closer to Pisgah Church Road.
Booking and Policies
How do I book a rental?
Short-term rentals book exclusively through Airbnb. We do not accept direct bookings, off-platform payments, or reservations through VRBO, Booking.com, Hopper, or any other channel for short-term stays. Airbnb is the only platform we use for STRs.

For 12-month traditional rentals, apply through Zillow or RentRedi. All ongoing rent payments for traditional tenants run through RentRedi.
What are the requirements to rent a Joy Watson property?
Short-term rentals (Airbnb): Airbnb handles all guest screening and payment processing through their platform. We do not accept direct bookings for short-term stays.
12-month traditional rentals: Clean background check, clean eviction history, and a 650 or higher credit score are required. Tenants must also carry active renters insurance covering their own bodily injury and personal possessions for the full duration of the lease. Proof of coverage is required prior to move-in. Apply through Zillow or RentRedi.
What is dynamic pricing and how does it affect my nightly rate?
Nightly rates at all Joy Watson short-term Airbnb rentals are managed through PriceLabs, which adjusts rates based on demand, seasonality, local events, and booking lead time. Prices cannot be quoted without actual dates because the rate changes daily. If you want to know what a stay costs, enter your dates directly in the Airbnb listing and you will see the exact price in real time.
We offer Airbnb's built-in weekly discount and monthly discount for qualifying stays. These apply automatically through Airbnb when your dates meet the threshold. They show up in the price breakdown before you confirm. No need to ask separately.
We do not provide price quotes by email or message without dates entered in the Airbnb system, and we do not negotiate outside of what Airbnb displays.
What is your cancellation policy?
Cancellation policies are set through Airbnb. Review the specific policy on the listing page before completing your reservation. All short-term bookings are made exclusively through Airbnb, so the policy displayed there is the one that applies.
Do you offer discounts for longer stays?
Yes. We offer Airbnb's built-in weekly discount and monthly discount for stays that qualify. These apply automatically through Airbnb when your dates meet the threshold. No separate request needed. Rates beyond what Airbnb displays are not negotiable, and we cannot provide price quotes without actual dates entered in the booking system since pricing is fully dynamic.
Can my friend book a property? Can you give a quote without dates?
Have your friend search on Airbnb for the listing by name and enter their actual dates to see the real price. All short-term reservations run exclusively through Airbnb. Because pricing is fully dynamic through PriceLabs, there is no way to provide an accurate quote without dates. The price shown in Airbnb for specific dates is the price. Nightly rates adjust based on demand, season, and local events, with weekly and monthly discounts applying automatically through Airbnb when dates qualify.
Check-In, Check-Out, and Property Logistics
How do check-in and check-out work?
Check-in and check-out instructions are delivered through Airbnb messaging. You will receive a keyless entry code along with any required action items before your arrival. Check-out instructions are sent before the end of your stay. For mid-term and traditional rentals, instructions come by email and through the applicable tenant portal.
Where do guests park?
- King Edward: 2-car attached garage, full driveway, and street parking along Baylor.
- Downtown Greensboro College Hill Condo (Wafco Mills): Two HOA parking tags for white-striped reserved spaces. The primary spot is the parking pad directly behind the kitchen. Any other white "reserved" stripe space is also permitted. Follow Wafco Mills HOA rules and do not block access lanes. No extra fees.
- Idlewood House: Two spaces in front of the property and one space alongside the house. Do not block the driveway access to the Urban Birdhouse ADU at 905 W. Wendover next door.
- Hunsucker's Place: Two spaces in front. Do not block the driveway leading to the Urban Birdhouse ADU behind the property.
- Urban Birdhouse ADU: The driveway behind 905 W. Wendover must remain clear at all times. Park in the spaces designated for your unit only.
- Library of Ivy and Ellie: Two spaces in the back of the property.
- My Sister's House: Gravel driveway (concrete work pending).
- Your Mom's Place: Street parking along Grayland. Enter 909 W. Wendover via the pink arched front door on Wendover Ave. for a proper welcome. Skip the Grayland side laundry entrance.
What is the trash and recycling schedule?
Trash collection happens early Monday mornings. Recycling is collected every other week. Check the specific pickup schedule for your address at Greensboro Solid Waste and Recycling. Use green cans for trash, brown for recycling, and gray for lawn debris or compost. Joy, Eric, and the Watsucker OCS students roll cans out Sunday evening and back in after pickup. Guests are welcome to help.
Are properties accessible?
Currently, none of the Joy Watson properties are fully accessible for guests with mobility limitations. Your Mom's Place (Gramma Dottie's and Mawmaw Uschi's) requires a full flight of stairs for entry. Hunsucker's Place and Idlewood House have one upstairs bedroom accessible only by stairs. Urban Birdhouse requires a ladder to reach the loft bedroom. My Sister's House, Library of Ivy and Ellie, Hunsucker's Place, and Idlewood House each have two or more steps at the main entrance. We are planning toward a more inclusive future and will update listings as properties are modified.
Why don't you offer in-person showings for occupied rentals?
We respect our guests' privacy and do not schedule showings for occupied furnished rentals. For currently unoccupied 12-month rentals such as Downtown College Hill Condo, King Edward, and Idlewood House, in-person tours are available. For short-term Airbnb rentals, our detailed listings, high-quality photos, and verified guest reviews on Airbnb give you a thorough picture of each property before booking.

What is nearby the Joy Watson properties in Greensboro?
The W. Wendover Ave. and Grayland St. properties sit in the Idlewood and MidTown corridor, steps from downtown Greensboro's independent restaurants, craft breweries, live music venues, and walkable cultural sites. Moses Cone Hospital and UNCG are both within minutes. The Wafco Mills condo at 622 Walker Ave. opens directly onto the Downtown Greenway loop. Is public transportation available near Joy Watson rentals?
Yes. The Greensboro Transit Authority (GTA) serves the surrounding area. Ebike and walking access is excellent for the Wendover properties given their proximity to downtown and the greenway network.
What is an ADU?
An Accessory Dwelling Unit (ADU) is a compact, self-contained living space built on the same lot as a primary residence. The Urban Birdhouse Tiny Home ADU at 905 W. Wendover is an example.
