Downtown Greensboro

Center Pointe

201 N Elm St, Greensboro, NC 27401
A 2009 downtown high-rise beside Center City Park, within walking distance of the Tanger Center, LeBauer Park, the Hoppers ballpark, and downtown restaurants. Many homes here have floor-to-ceiling windows and private balconies.
  • Built 2009
  • Concierge and secure entry
  • Covered parking deck
  • Fitness center

Good to know

High-rise dues usually cover more than garden-style dues do. Compare what is included, not only the monthly number, and read the leasing rules before buying to rent out.

Loft condominiums in a historic South Elm Street building, close to downtown coffee shops, restaurants, breweries, and performance venues.
  • Historic South Elm

Good to know

Older buildings converted to condos can carry larger shared repair projects. The reserve study and recent meeting minutes tell you what is coming.
Fisher Park Historic District

Magnolia Place at Fisher Park

622 N Elm St, Greensboro, NC 27401
Two-level loft condominiums built in 2006 in historic Fisher Park, within walking distance of the park and downtown Greensboro. Large windows and hardwood floors show up in many of the homes.
  • Built 2006
  • Two-level lofts
  • Assigned parking
  • Walk to Fisher Park

Good to know

Fisher Park is a local historic district, so exterior changes can need city review. Ask how the association handles exterior work and approvals.
North Elm Street

Hampshire Towers

1101 N Elm St, Greensboro, NC 27401. Recorded as The Towers Condominium.
A 1963 mid-century high-rise on North Elm Street with a pool and city views from the upper floors, a short drive from downtown and Cone Health.
  • Built 1963
  • Mid-century high-rise
  • Pool
  • Near Cone Health

Good to know

Recent listings have described dues that cover most utilities. Confirm what the current budget includes, since that changes the real monthly cost a lot.
Old Irving Park

Historic Country Club Condominiums

Off North Elm Street at Sunset Drive, Greensboro, NC 27408
Built in 1937 as Greensboro's first garden-style apartment community and converted to condominiums in the 2000s. White brick buildings circle a gated green of roughly two acres, a short walk from Cone Health.
  • Built 1937
  • Gated central green
  • Old Irving Park
  • Walk to Cone Health

Good to know

Many of these homes are walk-ups. Furnished mid-term rentals are common here, so check the current leasing rules if you plan to rent one out.
Irving Park Area

Near Latham Park, Greensboro, NC
Condominiums near Latham Park, Cone Health, and the State Street shops, an easy drive into downtown Greensboro.
  • Near Latham Park

Some homes here have come with garage parking. Ask unit by unit, since parking can be deeded, assigned, or common.
College Hill Historic District

Wafco Mills Condominiums

Walker Avenue, College Hill, Greensboro, NC 27403
Sixty-six condominiums on a College Hill city block, built in the 1980s beside the original 1893 Wafco mill, which is a separate association. Owners keep community information on WafcoMills.com, and I served ten years on this board.
  • 66 homes
  • Each home metered for water
  • On the Downtown Greenway
  • Near UNCG and Greensboro College

Good to know

Three separate associations share this block, and buyers often mix them up. Make sure the resale certificate and documents you receive are for Wafco Mills Condominiums.

Featured Communities FAQ

Where do the listings on this page come from?
For-sale and for-rent listings come from the Triad MLS through my licensed IDX feed, so you see the same active listings other agents see, with photos supplied by the listing firms. Community photos are my own or freely licensed photos credited on each image.
Why are these communities featured?
They are Greensboro condo and HOA communities I know well and enjoy showing. Joy Watson Real Estate is not affiliated with, endorsed by, or acting for any of these associations.
Can I rent out a condo I buy in one of these communities?
It depends on that association's declaration, bylaws, and rules, which can limit leasing or short-term rentals. Short-term rentals in Greensboro also need a city permit. Read the governing documents during your due diligence period before counting on rental income.
When can I see the association's financials and resale certificate?
In North Carolina, the association statement and financial records generally become available to a buyer once under contract, with the seller authorizing their release through the Owners' Association Disclosure Addendum (Form 2A12-T). My HOA and Condo Buyer Resources page explains the timing.
What is my condo worth?
Condo values depend on the specific building, floor, parking, and what the dues include, so a citywide estimate often misses. Request a Free NC Home Review and I will look at recent sales in your community.
