Planning a Family Reunion Beach Weekend in Kure Beach: A 5 Bedroom House That Sleeps 12 and Splits in Two
The hardest part of a reunion weekend is not the beach. It is the bathroom line at 7:30 in the morning, the cousin who wants to go to bed at nine and the one who wants to play cards until one, and the group text about who is paying for what. I have hosted enough people over ten years to know that the house decides most of that before anyone arrives. This is the fifth post in our Kure Beach series, after the drive guide, things to do, dog rules, and what FORTIFIED means, and it is about the logistics: the house, the food, the activities that work for twelve people of different ages, and the North Carolina law that protects your deposit.
One house, three ways to book
Sandora is a brand new duplex in Kure Beach, a short walk from the ocean, and the reason it works for a reunion is that it splits. You can book it three ways:
- Sandora A: two bedrooms, two baths, sleeps six. Full kitchen, living room, deck and balcony with a beach view. No pool access.
- Sandora B: three bedrooms, four and a half baths, sleeps six, with the saltwater pool.
- The whole house: both sides together. Five bedrooms, six and a half baths, sleeps twelve, with the pool, the fenced yard, both garages, a queen sofa bed, and the ocean view from the balcony.
For a reunion, the whole house is the point, and the split is the feature. The grandparents and the early risers take one side; the night owls and the kids take the other. Everyone has their own bathroom, which matters more than any other amenity on a group trip, in my experience. Two full kitchens mean two coffee makers, two dishwashers, and no one waiting for the stove. EV charging and golf cart parking are in the garages; the house does not include a golf cart, but Network can tell you who rents them.
Off season pricing is where a group trip gets reasonable. As of mid September 2026, the whole house listing shows $560 a night or $2,800 a week from October through December. Split twelve ways, that is under $50 per person per night for a private pool and a bathroom of your own. Rates change, so the listing page is the source, not this post.
How booking and deposits work in North Carolina
This is the part I can actually help with as a broker, because the North Carolina Vacation Rental Act is one of the better guest protection laws in the country, and most people have never heard of it. In plain language:
- Your rental agreement must be in writing and must say, in capital letters, that it is a vacation rental agreement under the Act.
- Advance payments go into a trust account within three banking days. The manager can disburse no more than half your rent before you check in; the rest stays in trust until your stay begins.
- Security deposits follow the state's Tenant Security Deposit Act: they must be refunded or accounted for within 45 days, and they cannot be automatically forfeited.
- If a mandatory evacuation order is issued for the area, you get a prorated refund for the nights you lose, unless you declined travel insurance that was offered and would have covered it.
Network Carolina Beach's terms map onto that: 50 percent at booking, the balance 30 days before arrival, check in 3 to 5 p.m., check out at 10 a.m., and the registered guest must be 25 or older. Their cancellation policy is the strict kind, a refund less a 25 percent fee only if the house re rents, so for a reunion in hurricane season I would not skip the optional travel insurance. If you want the landlord side of how deposits work, I wrote it up for Greensboro tenants in what the law really says in North Carolina.
Feeding twelve people
Two grocery stops, both in Carolina Beach five minutes north. Publix at Federal Point, 1018 Lake Park Boulevard, is open until 10 on weeknights and has a catering counter for the big night. Food Lion at 1401 North Lake Park Boulevard is open 6 a.m. to midnight. There is no Harris Teeter on the island; the closest is at Beau Rivage Marketplace on Carolina Beach Road, which you pass on the way in, so stop there with the big list.
For the one dinner out, Big Daddy's Seafood at 206 K Avenue says it is happy to host large groups and receptions of any size, and it has the outdoor tiki patio for the overflow. It is a two minute walk from most of Kure Beach. Jack Mackerel's does not take reservations, so it is a lunch spot for a group, not a dinner one. And Britt's Donuts on the Carolina Beach Boardwalk has been the family breakfast since 1939, in season.
Things twelve people of different ages can do together
The Kure Beach Fishing Pier, open around the clock in season, is free to walk and cheap to fish, and it is where the teenagers and the grandfather end up at the same railing. Ocean Front Park hosts free concerts, Boogie in the Park, on the first and third Sundays from May through October, and its pavilion can be rented for a reunion dinner or a small beach wedding at $100 to $150 an hour for non residents, per the town's rental page.
Fort Fisher State Historic Site is free, and groups of 15 or more can reserve a staff guided tour two weeks ahead at no charge; the new visitor center opened in 2024. The Fort Fisher ferry to Southport is $7 a car for a 35 minute ride and the best two hour outing on the island. For the fishermen, the Vonda Kay head boat (a large boat that sells tickets per person rather than by private charter) out of Carolina Beach runs half day trips for $90 a person, or a group can charter it outright. In December, the Island of Lights parade, boat flotilla, and New Year's Eve beach ball drop make Pleasure Island a real option for a holiday reunion, which is when the off season rates apply.
If the milestone is a wedding weekend and the celebration starts in Greensboro before the drive, Hunsucker Piano plays live for rehearsal dinners and parties in the Triad, and our Greensboro rentals can house the out of town family the night before.
A reunion planning timeline
- Six months out: Pick the weekend, book the whole house, buy the travel insurance. Peak summer weeks book Saturday to Saturday; off season allows two and three night stays.
- Three months out: Reserve the Fort Fisher group tour and the Big Daddy's table. Decide who sleeps on which side.
- 30 days out: Balance is due to Network. Send the group a shared grocery list.
- One week out: Check the National Hurricane Center if it is June through November. Read the dog rules if a dog is coming.
- Arrival day: Stop at Harris Teeter on Carolina Beach Road, check in between 3 and 5, and let the early risers claim the side nearest the coffee.
Who you book with: Sandora is booked and managed by Network Carolina Beach, 910.458.8562, not by Joy Watson Real Estate. Rates, minimum stays, pet fees, deposits, and house rules are set by Network and shown on each listing page, and the listing page is the governing document. The house belongs to people we love, and we introduce it with the owners' permission. When you book, mention that Joy sent you.
Frequently asked questions
How many people does Sandora sleep?
Twelve as a whole house, or six in either half when booked separately.
Can we book just half the house?
Yes. Sandora A is a two bedroom and Sandora B is a three bedroom with the pool. Each books on its own through Network Carolina Beach.
What happens to our deposit if a hurricane evacuation is ordered?
Under the NC Vacation Rental Act you receive a prorated refund for lost nights, unless you declined travel insurance that was offered and would have covered the loss. Buy the insurance.
Is there a grocery store in Kure Beach?
The closest full grocery stores are Publix and Food Lion in Carolina Beach, about five minutes away.
The last post in this series is for the people who stay at Sandora and start wondering about a beach house of their own: how to choose a coastal builder, and why sleeping in one first is the smartest interview you can do. Until then, the house is here.
