Overview

What's special

Four documented bedrooms on 3.86 acres zoned AG, and one family's home since 1969. Guilford County's own archive holds the original 1969 septic permit for this property, showing the system was approved for a four-bedroom home from day one, and the system was last pumped in December 2024.

A brick ranch with a cleared yard up front, woods and a walking path out back, and room to farm or add a second dwelling, a short drive from Country Hills Golf Course. The sellers report that the rear bathroom was updated in 2016, the roof was replaced around 2019, and the original kitchen has newer appliances. There is no central air; a few window air conditioning units stay with the home. Heat is radiant ceiling heat with thermostats in each room, plus a wood stove insert that also stays.

Floor Plan

How the home lays out

Everything is on one level. The kitchen and family room share the back of the house by the fireplace, with the living room and foyer in front. A center hall leads to four bedrooms and two full baths, and the family room opens to a 326 sq ft deck across the back.

  • ~1,369 sq ft heated, one level
  • 4 bedrooms
  • 2 full baths
  • Fireplace with wood stove insert
  • 326 sq ft deck

Floor plan prepared from the listing broker’s September 2026 measurements. Dimensions and square footage are approximate and for illustration only; the home is furnished and occupied, so buyers and their agents should verify during due diligence. See the square footage note.

The Land

Nearly four acres, laid out in two parts

Up front: the home place

The parcel is a long rectangle running east from Ruralview Road. The brick ranch, gravel drive, and open lawn sit on the front portion, with a deck across the back of the house, a clothesline, established shrubs, and a storage shed with a lean-to.

The original barn came down years ago, but its oak timbers were saved and convey with the property, ready for a new barn, a farm stand, or a builder who appreciates reclaimed oak.

Out back: the woods

The back of the lot is wooded, with a walking path through the trees lined with fallen logs and a short plank walkway along the way. It's a quiet place for a morning walk and a natural screen from the neighbors behind.

From the house, the land slopes gently down toward the back of the lot, where a stream runs through the woods. Guilford County evaluated it on site in October 2026 and found it is subject to the Jordan Lake riparian buffer rules, so the strip along both banks stays protected (see the note below).

Buyers who want more open ground can clear selectively outside the buffer. The front yard already offers level, sunny space for a garden close to the house and the well.

The story of this land. These 3.86 acres are Tract 7 of the T. J. Rumbley Estate division, recorded in Plat Book 41, Page 15. Don and Nancy Morrison bought the tract on April 3, 1969, the same years Gibsonville was building new schools and roads around its railroad and mill. Read the full story in Tract 7: The Land at 5822 Ruralview Road and Gibsonville in 1969, and more on the town in The History of Gibsonville, NC.

Stream buffer, on the record. On October 1, 2026, Guilford County Planning & Development's Watershed Protection & Stormwater Management staff completed an on-site stream determination for this parcel. They found one stream (Feature 1) crossing the wooded rear of the lot, entering and leaving the property at its side lines, and determined it is subject to the Jordan Lake riparian buffer rules in the Guilford County Development Ordinance.

What that means: a 50-foot buffer runs along each side of the stream, measured from the top of the bank. The first 30 feet (Zone 1) keeps its existing vegetation undisturbed. The next 20 feet (Zone 2) allows some managed uses, such as lawn. Other activity in the buffer is allowed, allowed with mitigation, or prohibited under the county's buffer rules. The county's map shows the stream's approximate location in the back third of the lot, in the woods well behind the house, yard, and shed.

The determination is valid for five years from October 1, 2026. Work in or near the stream itself may also need state or federal permits. Buyers planning to clear, build, farm, or site an accessory dwelling toward the back of the lot should review the letter and call Guilford County Watershed Protection & Stormwater Management at (336) 641-3334 before planning.

Septic & Well

Documented since 1969

Guilford County's archive holds the original 1969 permit and inspection certificate for this septic system. It shows the system was approved for a four-bedroom home, with water from a private well, and the sellers' disclosure notes it was last pumped in December 2024.

System1,250 gallon tank, 600 ft. nitrification line

Where it is: the family has marked the approximate location of the septic tank, beside the house near the crawlspace door, and the drain lines running out into the yard, so a buyer's septic inspector can find the system quickly. These markings are the family's best knowledge, not a professional locate; the buyer's inspector should confirm them during due diligence. Need an inspector? Possibilities to Explore

A small farm, a second dwelling, or both

AG zoning and 3.86 acres give a buyer options most Guilford County homes near this price don't have. Here are the ones buyers ask about most, along with what to check before planning around them.

Agri-Business

Small farm and agri-business ideas

  • Market garden, CSA shares, or a seasonal farm stand
  • Cut flowers, herbs, or native plants for local markets
  • Beekeeping, laying hens, or small livestock
  • Berries or a small orchard
  • Woodland products from the wooded acreage

Under North Carolina law, property used for bona fide farm purposes is exempt from county zoning (G.S. 160D-903). Qualifying proof includes a farm sales tax exemption certificate, a Schedule F on the owner's federal return, or a forest management plan.

ADU

An accessory dwelling unit

The long lot leaves room to site a second, smaller home well away from the main house, for a family member, a guest house, or a long-term rental. Guilford County's development ordinance provides for accessory dwelling units. What a buyer would plan for:

  • Zoning and building permits from Guilford County Planning & Development
  • Septic: the 1969 permit covers the four-bedroom main house, so an ADU would need its own septic approval from Guilford County Environmental Health, starting with a soil evaluation
  • Water from the existing well or a new one, as the county allows
  • Driveway access and electrical service

Verify first. These are possibilities, not approvals. Zoning rules, ADU standards, septic suitability, and farm-exemption eligibility depend on the buyer's plans and current county requirements, so confirm them with Guilford County Planning & Development and Environmental Health before you count on any of them. Plan around the riparian buffer along the stream in the rear woods; see the stream buffer note.

Property taxes: North Carolina's present-use value program, which taxes qualifying farmland at a reduced rate, has acreage minimums (10 acres for agriculture, 5 for horticulture, 20 for forestry). At 3.86 acres, buyers should plan on standard property taxes.

Joy Watson Real Estate works with ADUs and self-managed rentals and is glad to connect buyers with local builders and county contacts.

One Address, Four Reasons to Look

Who this home is built for

Buyer Type 1

The Land & Small-Farm Buyer

At 3.86 acres zoned AG, this lot is larger than most of its neighbors. Room for a market garden, bees, chickens, or a workshop, with a shed already in place and salvaged oak barn timbers that stay with the property. See Farm & ADU below.

Buyer Type 2

The Room-to-Grow Buyer

Four bedrooms open up options most homes this size don't have: a guest room, a home office, space for a larger household. And with the land to site one, a future accessory dwelling for a family member or a long-term tenant is worth exploring.

Buyer Type 3

The Value Buyer

A well-kept, original-condition home on acreage, priced to reflect what it is rather than what it isn't. A fit for buyers comfortable doing cosmetic updates over time in exchange for land and flexibility.

Buyer Type 4

The Documented-History Buyer

Most rural well-and-septic homes this age come with a question mark. This one comes with the county's own signed 1969 permit instead. See Septic & Well above.

A Family Record

In memory of Don Franklin Morrison, August 26, 1935 – January 25, 2025

In his retirement, Don spent years researching family history and the history of Greensboro and North Carolina, building a collection he shared with the UNC-Greensboro library. In 2011 he shared a 1914 photograph of his father’s family, the children of Allen James Morrison, with the Cumberland County NCGenWeb project, and signed it from this address: 5822 Ruralview Road. In that spirit, here is the recorded history of the land he and his wife, Nancy, known to everyone as Meme, called home for fifty-six years.

Recorded, Plat Book 41, Page 15, Guilford County Register of Deeds
The T. J. Rumbley Estate
Before it was a family home, this 3.86-acre tract was part of a larger estate, surveyed and divided into numbered parcels under the name of T. J. Rumbley, recorded across the decades in county documents as Rumbley, Rumley, and Rumly. This tract was recorded as Tract 7.

Don F. & Nancy Joyce Chamberlain Morrison
Don and Nancy purchased Tract 7 and built the home that stands here today, raising their family on nearly four acres for the next fifty-six years.
1969 to 2025
Growing Up on Ruralview Road
Don and Nancy raised their children here. For more than five decades this was the house the family came home to: the long gravel drive, the wood stove, the open lawn, and the woods out back. The children grew up, built lives and families of their own, and kept coming back to this address. Nancy passed away in 2021, and Don lived here until his death in January 2025.
2026
Five of Their Children
Michael, Kimberly, Pamela, Andrew, and Kelly, five of Don and Nancy's children and the heirs to this property, now offer their parents' home to its next family. It is the first time the property has been offered for sale since 1969.

What stays with the land

  • The 1969 septic permit Don and Nancy obtained when they built
  • The 1969 deed and the estate plat that trace the land
  • Oak timbers salvaged from the family’s old barn
  • The wood stove insert on the brick hearth
  • The walking path through the woods
  • A house built for four bedrooms from the start

Fifty-six years. One family. Recorded for the next.

Quick Answers

5822 Ruralview Road FAQ

Tap a question to see the answer.

Is the septic system documented?

Yes. Guilford County's own archive holds the original 1969 permit (#851), stating the system was designed and approved for four bedrooms, with water supplied by a private well. The system was last pumped in December 2024.

Where is the septic system located?

The family has marked the approximate location of the tank, beside the house near the crawlspace door, and the drain lines in the yard. These are the family's best knowledge, not a professional locate, so the buyer's septic inspector should confirm them.

What is the list price?

$275,000. The home is active on the market.

Could I add an accessory dwelling unit (ADU)?

It's worth exploring. The 3.86-acre lot has room to site one away from the main house, and Guilford County's development ordinance provides for accessory dwelling units. An ADU would need county zoning and building permits and its own septic approval from Guilford County Environmental Health, since the existing permit covers the four-bedroom main house. Confirm requirements with the county before planning.

Can I farm or run a small agri-business here?

The property is zoned AG (agricultural). North Carolina law exempts property used for bona fide farm purposes from county zoning (G.S. 160D-903). At 3.86 acres the parcel is below the acreage minimums for the state's present-use value tax program, so plan on standard property taxes. Buyers should confirm their specific plans with Guilford County.

Can Joy Watson represent me as a buyer on this home?

No. Joy Watson Real Estate represents the sellers of 5822 Ruralview Road and will not act as a dual agent on this property. Buyers are encouraged to work with their own buyer's agent. Buyers without an agent may still tour and make an offer through Joy, who will provide the Working with Real Estate Agents brochure and treat them fairly and truthfully, but who cannot advise them or negotiate on their behalf.

What is it like to live in Gibsonville?

Gibsonville is a small railroad town known as the City of Roses, with a working Main Street and community events like its fall festival. Read our home buyer's guide to moving to Gibsonville, things to do in Gibsonville, and the history of Gibsonville.

Is there central air conditioning?

No central air. A few window air conditioning units stay with the home. Heat is an original radiant ceiling system with thermostats in each room, plus a wood stove insert.

How big is the house?

Approximately 1,369 square feet of heated living area, measured by the listing broker on September 20, 2026. The home is occupied and furnished, so buyers and their agents should verify square footage during due diligence. See the square footage note.

Can I tour the property?

Yes, by appointment only, with at least 24 hours' notice. The home is occupied, and the notice gives the occupant time to step out for your showing. Please do not walk the property or approach the house without an appointment. Text Joy at (928) 699-8883 or have your buyer's agent schedule a showing.

What is the lot size and zoning?

3.86 acres, zoned AG (agricultural) in Guilford County's Madison Township.

Is 5822 Ruralview Road in a flood zone?

No. FEMA's flood map places the property in Zone X, an area of minimal flood hazard. The lender makes the final flood determination.

Is there a stream or stream buffer on the property?

Yes. A Guilford County on-site determination dated October 1, 2026 found one stream crossing the wooded rear of the lot that is subject to the Jordan Lake riparian buffer: 50 feet on each side, with the first 30 feet left undisturbed and the next 20 feet open to limited managed uses such as lawn. The house and front yard sit well away from it. The determination is valid for five years. Read the determination (PDF).

What utilities does the home have?

Electric service, a private well for water, and a septic system permitted in 1969 for four bedrooms. There is no public water or sewer at the property.

What conveys with the home?

A few window air conditioning units, the wood stove insert, and the salvaged oak timbers from the old barn stay with the property.

Don and Nancy Morrison bought the tract on April 3, 1969 (Deed Book 2424, Page 353), built the brick ranch that year under a Guilford County septic permit for four bedrooms, and raised their children here. Five of their children are the sellers today, and it is the first time the property has been offered for sale since 1969. Read the full story in Tract 7.
